Blue Colibri Capital is a dynamic real estate private equity firm headquartered in Luxembourg. Since 2002, the firm has acquired 200 properties and built a €500 million portfolio across Europe, supported by a strong investor base with a 70% loyalty rate. Focused on value‑add and opportunistic investments in office, retail and hotel assets, Blue Colibri Capital operates across Germany, France, Austria and the Benelux, combining strategic insight with hands‑on expertise.
The refinancing is expected to reinforce Zuiderpoort’s position as a key hub in the regional office market and supports its continued development and long‑term value. The transaction was notable for its high value and the complexity involved in coordinating a large and varied lender group.
A multidisciplinary team of lawyers and tax advisers advised Blue Colibri Capital throughout the transaction, covering all legal and tax aspects. The scope of work included comprehensive legal due diligence and tax structuring, drafting and negotiating the finance documentation, and facilitating discussions between Blue Colibri Capital, stakeholders and the lender club. Regulatory considerations linked to the Specialised Real Estate Investment Fund structure (FIIS / GVBF) were also addressed and integrated into balanced and workable solutions within the finance documentation.
The transaction was handled by the Banking & Finance teams in Belgium and Luxembourg, working closely with the Real Estate team.
