The transaction involved the disposal of the “Muse and More” portfolio, totalling 1,209 student accommodation units. The portfolio includes two recently completed, high-quality developments: More in Leiden and Muse in Maastricht.

Completed in July 2023, More comprises 703 fully furnished studios with 600 sqm of communal space.  Located on the university campus, near Leiden Central Station, the asset has been operated by Student Experience since its opening and will continue to be managed by them under the new ownership.

Muse, delivered in June 2024, is situated near Maastricht’s city centre and the University Medical Campus. It features 506 modern studios with private kitchens and bathrooms, alongside premium amenities including a gym, study spaces, private dining rooms, laundry facilities, and a garden. The property will be managed by Rockfield.

Both properties have maintained full occupancy since completion, underscoring the strong demand for student housing in the Netherlands. The portfolio aligns with long-term ESG and decarbonisation goals and complies with CRREM standards.

Our role included advising Nido Living on all legal aspects of the sale and transfer of both assets.
